Landlord Requirements

Before we market your property you will complete a landlord application form on our website which will outline your requirements for tenants. The information you provide will be used to screen tenant applications so that we can pick the most suitable candidates.

Tenant Screening

Tenants can fill out a quick form on our website where they provide basic details, photographic ID, proof of funds and any other supporting documents including CAS letter of acceptance for student only accomodation. We review all applications for a property and pick the most suitable candidates depending on your preferences as a landlord.

Tenant Finding Only

If you want to continue to manage your property yourself, we provide a tenant finding only service where we market and conduct viewings for your property as normal. Instead of us dealing with the onboarding of the tenant we will forward you the most suitable tenant applications for you to simply arrange the deposit and signing of SPRT contract.

Hands off investment

Using our services creates a layer between you and your investment. We become the first line of contact for the tenants and if we have your consent we can arrange any works that need doing without getting you involved so that you can put your feet up and watch the money roll in.

Rent Collection

We will take full responsibility for collecting the rent on time for the property. We will send your rental income for the property as soon as we recieve it. If a tenant is having problems with paying the rent we will attempt to resolve the situation in the best way possible. If this proves unsuccessful, we will handle the situation with an AT5 or AT6 notice.

Supervised Viewings

Our experienced letting agent will be available to conduct supervised viewings for all tenant inquiries. Tenants have the ability to book viewing slots through our website calendar so they have the convenience of picking the best time suitable to them.

Surprise Maintenance

Tenants will have a 24 hour emergency contact number to report any problems with the property. If work needs doing to fix the problem we have a list of contacts that we can coordinate to quickly resolve the issue. With your consent we can do this without involving you in the organisational process, we will of course keep you regularly up to date on what is happneing with the property.

Regular Maintenance

Any maintenance that is a recurring requirement is automatically coordinated so that you can rest easy knowing that your property is always up to standard. These regular maintenance events include EICR, Gas Safety Certificates, Energy Performance Certificate etc.

I have been involved with property since Margaret Thatcher became prime minister. At that time as a young boy my parents bought a house that they went on to sublet to students as bedsits and later added another property following the same model.
So early on I learned about scraping wallpaper, painting, plumbing, and my grandad taught me about plastering. I started a Residential Property Letting Company in January 2019 but I have been investing in property since 2009 building up my portfolio to a considerable size.
